These Terms & Conditions govern our websites and our business communications program, operated by Hodgins Real Estate LLC (Daniel Hodgins, REALTOR® with eXp Realty), also operating as Sierra Dream Homes ("we," "us"). By communicating with us or using our sites, you agree to these terms.
SMS / TEXT MESSAGING TERMS
Program name: Hodgins Real Estate LLC agent communications. Our texting number is (775) 587-9200; you can opt in any time by texting START, YES, or JOIN to that number.
Program description: one-to-one conversational, informational text messages to licensed real estate professionals — replies to your questions, information you request during a phone conversation, and confirmations of webinars or meetings you book with us.
Consent: we text only people who give express consent — verbally during a phone conversation with our team, or through our online opt-in form. Consent for each type of message is collected separately: any marketing/promotional consent is a standalone, optional ask, never bundled with any other consent or agreement. Consent is never a condition of any purchase, service, or transaction. Texting is optional — everything we offer by text is equally available by phone or email.
Message frequency varies and is typically no more than a few messages per week. Message and data rates may apply.

Wireless carriers are not liable for delayed or undelivered messages.

DO-NOT-CALL REQUESTS
If you ask us not to call, we add your number to our internal do-not-call list immediately and our systems suppress future outreach to that number.

LIMITATION OF LIABILITY
To the maximum extent permitted by law, we are not liable for indirect, incidental, or consequential damages arising from use of our sites or communications. Our total liability shall not exceed one hundred dollars ($100).
GOVERNING LAW
These terms are governed by the laws of the State of Nevada; disputes shall be resolved in the state or federal courts located in Washoe County, Nevada.
