August 2026 Northern Nevada Market Update: Reno-Sparks, Carson City, Fallon

TL;DR — All three Northern Nevada markets posted higher median prices year over year in August 2026, and homes moved faster than they did a year ago — with Carson City the clear standout on speed. Inventory is tight across Reno-Sparks, Carson City, and Fallon, and well-priced homes are still receiving 96–99% of list price per NNRMLS. The Northern Nevada Story — Three Markets, One Theme

One theme runs through every county this month: prices up, days shorter, inventory tighter. The gaps between Reno-Sparks, Carson City, and Fallon aren't in direction — they're in degree. Each market is telling the same story with a different accent.

Buyers are still active. Sellers who price to the current market are still getting near-asking offers. The lazy narrative that "the market is slowing" doesn't match what NNRMLS is actually showing.

Here's the August 2026 snapshot for each of the three markets:

Reno-Sparks — $620K Median, 28 Days to Contract, 2.4 Months of Supply

Reno-Sparks is the biggest market of the three and the steadiest story: prices up 6.0% year over year, speed roughly flat, inventory down more than 20%. The median sales price hit $620,000 in August 2026, up 6.0% YoY per NNRMLS. Price per square foot is up 5.3% YoY to $338.

Median days to contract is 28 — down 3.4% YoY. Active inventory is 911 homes, down 20.8% YoY, and months of supply sits at 2.4 (down 18.9% YoY). That's still firmly a seller-tilted market.

Sellers are receiving a median of 98.9% of list price. In other words, priced correctly, homes are closing very close to asking.

Carson City — $580,500 Median, 16 Days to Contract, and the Speed Story of the Month

Carson City is the standout: median price up 16.1% YoY, and median days to contract collapsed from 44 days last August to 16 days this August — a 62.8% drop per NNRMLS. Median sales price came in at $580,500 for August 2026, and price per square foot rose 4.0% YoY to $335.

Active inventory is 97 homes, down 13.4% YoY, and months of supply is a very tight 1.9. Sellers here received 99.0% of list price on the median deal — the highest of the three markets.

Fallon — $450,000 Median, 35 Days to Contract, Closed Sales Up 58.8% YoY

Fallon had the biggest jump in closed activity: 27 homes closed in August 2026, up 58.8% YoY per NNRMLS, with median price up 12.5%. Median sales price is $450,000. Median price per square foot climbed to $250, up 5.0% YoY.

Median days to contract is 35, down 10.3% YoY. Active inventory is 51 homes, down 33.8% YoY, and months of supply is 1.9 (down 58.3% YoY). Sellers are receiving 96.9% of list on the median transaction.

Fallon is the smallest of the three markets by volume, but the direction is unmistakable: more buyers closing, fewer homes to choose from, prices moving up.

What This Means for Buyers

Inventory is tight in every market, and homes at fair prices are moving fast — but the deal is still in the details. Reno-Sparks has 2.4 months of supply. Carson City and Fallon are at 1.9. Anything under 4 months is typically considered a seller-leaning market.

That doesn't mean you overpay. It means you show up prepared. Well-priced homes are receiving 96–99% of list price per NNRMLS, so the space between asking and offer is narrower than it was two years ago.

The One Standout — Why Carson City Is Selling So Much Faster

Carson City's median days-to-contract dropped from 44 days in August 2025 to 16 days in August 2026 — a 62.8% YoY decline per NNRMLS. That's the biggest speed shift in Northern Nevada. A few forces are driving it.

Retiree and near-retiree demand keeps landing in Carson City for the lifestyle, the state capital services, and easier terrain than Reno-Sparks. At a $580,500 median, Carson City is meaningfully cheaper than Reno-Sparks' $620,000 — with active inventory down 13.4% YoY and only 1.9 months of supply, buyers who want in have to move quickly.
