Carson City April 2026 Market Update — Carson Is Opening Up

Carson City has been the quiet story in Northern Nevada real estate for a while now — steady, reasonable, and often a better value than what you'll find up in Reno or Sparks. April's numbers reinforce that, with one notable shift: sellers are finally coming back.
The April 2026 numbers
Median sale price: $560,000 (up 7.7% year-over-year, up 2.4% from March)
Closed sales: 57 (down 1.7% year-over-year)
Median days to contract: 15 (flat year-over-year, down 16.7% from March)
Percent of list price received: 99.2% (flat year-over-year)
Median sold price per square foot: $315 (up 0.6% year-over-year)
New listings: 91 (up 46.8% year-over-year)
Active inventory: 109 (up 0.9% year-over-year)
Months supply of inventory: 1.9 (up 2.7% year-over-year)

The story here
Two things to call out.
First — prices are up 7.7% year-over-year. That's actually a stronger price gain than what we saw in Reno-Sparks (5.1%). Carson is appreciating, just quieter.
Second — new listings are up 46.8% year-over-year. That's a big number. Sellers in Carson sat out most of 2025 watching rates and waiting for clarity. They're back now. We've still only got 1.9 months of supply (firmly seller's market), but there's more to choose from than there was a year ago — and that matters if you're a buyer who's been waiting for inventory to loosen up.
If you're a seller in Carson
More competition is coming on the market this spring than has been in a while. That doesn't mean prices are dropping — they're up — but it does mean you can't count on being the only listing in your price range. Pricing right and presenting well matters more than it did last year.
Days to contract is down 16.7% from March, so well-prepared listings are still moving fast. The ones that sit are usually the ones priced ahead of the market.
If you're a buyer in Carson
You actually have options for the first time in a while. 109 active listings vs. 91 new listings just hitting the market is the most balanced inventory picture Carson has had since 2024. You still need to be pre-approved and decisive, but you're no longer in a situation where you have to make a snap decision in the first 4 hours.
Carson is also where I see the best price-per-square-foot value compared to Reno-Sparks ($315/sqft vs $328/sqft up north). If you can work or live in Carson, you're often getting more home for the money.

Translation: Carson is slightly slower to transact but appreciating faster, and you can get in for $55K less at the median. For a lot of buyers — especially state employees, retirees, and remote workers — that math makes Carson the smarter play right now.
