Reno Is Now the #1 Destination for California Homebuyers — Here's Why Your Realtor Needs to Understand That

If you've been paying attention to Northern Nevada's housing market, you've probably noticed something: a lot of the buyers moving in aren't from around here. According to a recent report from Realtor.com, Reno has officially overtaken Las Vegas as the top destination for California homebuyers — and it's not even close.
In 2025, 43% of online listing views in Reno came from California metros — the highest share since tracking began in 2017. That's a massive number, and it has real implications for anyone thinking about buying or selling a home in Northern Nevada.
Why California Buyers Are Flocking to Reno
The reasons are straightforward — and compelling. With median home prices in San Francisco sitting at $907,000 and San Jose at a staggering $1.35 million, Reno's median of $636,800 looks like a bargain by comparison. And unlike Las Vegas, which has seen its California buyer interest decline (down from a 27% peak to 25%), Reno is trending in the opposite direction.
Here's what's driving the shift:
Proximity to Northern California job centers. Reno sits right on the California border, making it a natural extension for workers in Sacramento, the Bay Area, and beyond — especially with remote and hybrid work still going strong.
No state income tax. Nevada's tax-friendly structure is a major draw, especially for high-income professionals and retirees. With California even proposing a 5% one-time wealth tax on billionaires' assets, the incentive to relocate has never been stronger.
Economic diversification. Reno isn't the "Biggest Little City" of old. Tesla, Panasonic, and major logistics companies have turned Northern Nevada into a tech and manufacturing hub, attracting a workforce that needs housing.
Lifestyle appeal. Access to the Sierra Nevada, Lake Tahoe, 300+ days of sunshine, and a growing food and arts scene — all without the extreme heat of Las Vegas.
As Realtor.com data analyst Hannah Jones put it: "The data suggests that Reno has long been popular with California home shoppers, and its popularity is continuing to grow perhaps due to its relative affordability and lower cost of living."
What This Means If You're Selling a Home in Northern Nevada
Here's the part most people don't think about: when nearly half of the buyers looking at your home are coming from California, that should fundamentally change how you market and price your property.
A California buyer who just sold a home in the Bay Area for $1.2 million has a completely different perspective on value than a local first-time buyer. They're often looking for more space, modern finishes, outdoor access, and move-in readiness — and they're willing to pay for it because they're still coming out hundreds of thousands of dollars ahead compared to where they came from.
This is exactly why having a realtor who understands buyer demographics matters so much. A listing agent who only thinks about local comparables and doesn't account for where buyers are coming from is leaving money on the table. Period.
How a Smart Listing Agent Uses This Data
When I list a home, I don't just look at what nearby homes sold for last month. I think about who is most likely to buy this property and what matters to them. That means:
Pricing strategically. If 43% of your potential buyers are coming from markets where $636,800 feels like a steal, that context matters for positioning. It doesn't mean inflating the price — it means understanding the competitive landscape your home sits in.
Marketing to out-of-state buyers. Your listing description, photography, and online presence need to speak to someone who's never driven through your neighborhood. Highlighting proximity to Tahoe, commute times to California, tax benefits, and lifestyle amenities isn't fluff — it's what closes the deal with a relocating buyer.
Staging for what California buyers value. Open floor plans, home offices, outdoor living spaces, energy efficiency — these are the features buyers from the Bay Area and Sacramento prioritize. A realtor who knows this will stage and photograph your home accordingly.
Navigating cross-state transactions. When your buyer is coordinating a sale in California with a purchase in Nevada, timing and communication become critical. An experienced agent knows how to manage these moving parts and ensure nothing falls through the cracks.
A Word for Buyers Coming from California
If you're one of the many Californians eyeing a move to Reno, Sparks, or the surrounding areas, having a local realtor who truly knows this market is essential. Northern Nevada's neighborhoods, school districts, commute patterns, and micro-markets are very different from what you're used to. The right agent won't just show you houses — they'll help you understand where your dollar goes the furthest and which areas align with your lifestyle.
I also have a great local lender I work with who specializes in helping out-of-state buyers navigate Nevada's lending landscape. Financing a home here can look different from California, and having the right team in place makes all the difference.
The Challenge for Local Buyers
It's worth acknowledging that the influx of deep-pocketed California buyers has made things harder for local first-time homebuyers. Reno's median listing price has climbed over 11% year-over-year to $636,800, and competition can be fierce — especially in desirable neighborhoods.
If you're a local buyer, this doesn't mean the market is out of reach. It means you need an agent who understands the competitive dynamics at play and can help you craft offers that stand out. Strategy and preparation matter more than ever in this market. I have a great lender I'd love to connect you with who understands what it takes to compete right now.
The Bottom Line
Northern Nevada's market isn't just local anymore. With nearly half of Reno's listing viewership coming from California, understanding buyer demographics isn't a nice-to-have — it's a competitive advantage. Whether you're selling, buying, or just exploring your options, working with an agent who understands these dynamics can make a real difference in your outcome.
